Flat & Low-Slope

Where the Pitch
Runs Out.

Shingles need slope to work. Below about a 2:12 pitch they will leak no matter how well they are laid, which is why flat and low-slope roofs get a membrane system instead. We handle low-slope work on commercial buildings, porch and patio roofs, and additions where the pitch runs out.

What we handle

Commercial Flat Roof Systems

quoted on site

Single-ply membrane over a properly prepared deck, seams welded, edges terminated and flashed. Priced after a walk of the roof.

Low-Slope Porches & Additions

quoted on site

The porch roof or added-on room where the pitch dies out — the most common leak we get called for on an otherwise good house.

Roof Drains & Ponding

quoted on site

Standing water is what kills a flat roof. We correct drainage, add crickets and tapered insulation where needed, and clear the drains.

Flashing & Curb Details

quoted on site

HVAC curbs, vents, parapet walls, and wall terminations. On a flat roof almost every leak starts at a detail, not in the field.

Coatings & Restoration

A sound flat roof with a tired surface can often be cleaned, repaired, and coated for far less than a tear-off. We will tell you if yours qualifies.

Common questions

How do I know if my roof is too flat for shingles?
Roughly a 2:12 pitch — two inches of rise for every foot of run — is the floor for asphalt shingles. Below that, water sits and works backward under the courses. If somebody put shingles on a flatter roof than that, it will leak eventually.
Can you patch a flat roof or does it all have to come off?
Most of the time we can repair it. Flat roofs usually fail at a seam or a detail, not everywhere at once. Tear-off is the answer when the deck below is wet or the membrane is at the end of its life.
Do you work on occupied commercial buildings?
Yes. We schedule around your hours, keep the work area contained, and keep the building dry-in every night.
